OUTSIDE SPACE
This stunning villa is situated in the prestigious Parque Atlantic area of Quinta do Lago, offering stunning views of the Ocean and Ria Formosa. The outdoor area is set up for maximum relaxation and comfort with plenty of lounging and dining areas, featuring comfortable furniture and alfresco dining sets, as well as a charcoal BBQ. The little pond next to the pool adds to the tranquil atmosphere and there are multiple shaded terraces with inviting lounging furniture, perfect for soaking up the sun or relaxing by the pool. The large pool can be heated at an additional cost and has a great orientation, ensuring it basks in the sun all day long.
LIVING AREAS
This very spacious villa is furnished to the highest standard of comfort. As you enter, you will be dazzled by the stunning art pieces adorning the hallway, which opens up to the three main living areas all boasting breathtaking views of the outdoors. The first is the generously–sized lounge area, featuring plenty of natural light, a big fireplace, and patio doors that open up to a stunning outdoor scenery. Adjacent to it is the TV room, equipped with comfortable armchairs and a full international TV package including Wi–Fi and cable channels. Connecting them is the dining room, with an 8–seater table leading to the large countryside–style kitchen. The kitchen has a big island with stools and overlooks the garden area.
Follow the grand staircase descending to the lower floor and you will find yourself in a games room with a pool table. Next to this lies a private cinema, complete with reclining seats for your viewing pleasure. Ascend the staircase to the first and second floors and you will be met with a sizable study featuring a balcony with a breathtaking view. On the second floor, a small kitchen services the rooftop terrace, which offers stunning panoramic views of the Ria Formosa Natural Reserve and the Atlantic Ocean ahead. Enjoy the scenery with some comfortable outdoor furniture while sipping up a cold drink.
On the ground floor, bedroom one and two are both a double bedroom with no private bathroom, both share a bathroom. Bedroom three is a double bedroom with an en-suite bathroom.
On the first floor, bedroom four is the master bedroom with an en-suite bathroom and dressing area. Large sun terrace overlooking the ocean. Bedroom five is the guest bedroom with an en-suite. The study room, also located on the first floor, can be turned into a bedroom. These three rooms have access to the terrace. There is a sitting area and the terrace offers stunning sea views.
The lower ground floor has a double garage, laundry and game room
The beautiful outside terraces are south facing with a large 14 x 6 swimming pool that can be heated upon request (extra fee) and a covered barbecue area.
The villa is located within minutes of many of the highest-rated golf courses in the Algarve, as well as bars, coffee shops, restaurants and supermarkets. The 1st-floor terraces offer stunning views to the sea and Ria Formosa. The nearest town is Almancil. Faro city and/or the airport are only 25 min drive away. Within a couple of minutes walk from the villa you can take the walking path/cycling along the Ria Formosa all the way to Faro Island.

Security Deposit
This villa is subject to a refundable ‘Damage Deposit’. This is a fixed amount of €1500 and is payable at least 6 weeks prior to arrival date.
Any damage caused to the property must be reported immediately and any damage cost will be deducted from your security deposit. Apart from obvious damages, the replacement costs of towels and linen which have been damaged during your stay will also be deducted from the damage deposit. Damages include makeup stains, stains deriving from sun tanning lotions etc
Following your departure, the Property Management Team will inspect the property and you will be informed of any issues identified. If no issues are detected, your security deposit will be returned in full within 10 business days.
Terms and Conditions
For all rentals, a securing deposit must be paid at the time of booking. This is 25% of the total booking value. All such deposits are non-refundable. The final balance is to be paid up until 12 weeks before arrival.
1.) Reservation process:
Booking is reserved upon receiving 25 % of the total amount to our designated client bank account. This amount has to be paid within 48 hours of having received our reservation confirmation; otherwise, your chosen property will be made available again to other holidaymakers during the specified dates.
2.) Booking confirmation:
Booking is confirmed upon receiving the balance of 75% of the total amount to our designated client bank account, payable latest 42 days (6 weeks) before arrival day or as stipulated on the booking form. Failure of paying the balance payment may result in the loss of your deposit payment and we will make the property available again for other holidaymakers at a reduced rate.
3.) Maximum allowance of people staying at any property:
2 Persons per bedroom is the maximum allowance of people staying at the property unless otherwise agreed. Should more than the maximum allowance of guests stay at the property at any time; we have the right to request the removal of the additional person(s) and charge additional fees for the extra person. Unless previously explicitly otherwise agreed, we do not accept groups of young people under the age of 25 years, bachelor parties, Weddings and other events that can cause more than reasonably expected wear and tear to the property.

- Only registered guests for the reservation may occupy the property at any time
- No events or parties can be held at any property unless authorised prior with written consent from Arcadia Luxury Villas
