Villa Oliveira Verde is located in the peaceful Quinta do Mar resort in the heart of the Algarve. Guests have free access to the tennis court and football pitch within the resort. Anção beach is a short drive away, as are the resorts of Quinta do Lago and Vale do Lobo. This property benefits from air-conditioning, Wi-Fi, a private swimming pool and games room.

This beautifully appointed villa offers the highest standards of quality throughout in terms of style and comfort. Equipped in a very contemporary display of individual furniture the villa will appeal to those who enjoy the lifestyle of outdoor and indoor living. The villa is equipped with 3 large flat-screen TV with all sport and BBC channels.
Statement entrance hall with a charming antique entrance door in contrast to a modern contemporary interior. The entrance leads to the modern living room with comfortable seating, satellite TV (with Sports channels) and doors to the pool terraces. Beautifully appointed kitchen with ‘Miele’ appliances, American fridge/freezer and breakfast area. Indoor dining for 10- 12 people. Large comfortable lounge with doors to south-facing, sun terraces.
All bedrooms have good quality Relyon pocketed sprung beds and linen and all rooms with air conditioning.
Bedroom one has twin beds and en-suite bathroom. Bedrooms two and three have super king beds and en-suite bathrooms. Bedroom four is the master bedroom with super king bed, en-suite bathroom, satellite TV and doors to a terrace. Bedroom five is on the lower level of the villa and has twin bunk beds and an adjacent shower room. There are 3 Super King Size bedrooms and a twin that can be made up as a Super King Size bed, in addition, the bedrooms are equipped “Purlex” hairdryers.
On the lower level, there is a great cinema room with a sound system, a large well-equipped children’s playroom with an extensive range of toys, snooker table, football table, books, games and more.
Outside, you can enjoy the sun in the terraces with high-quality sofas and sun lounges by “Dunas Lifestyle” or take a swim in the amazing pool. The pool can be heated against an extra charge. There’s also a gas BBQ and outdoor seating area under vines for up to 12 people, the perfect place to relax and have a meal or cocktail. Another seating area and mini boules court at the back of the property.
Ancao, Quinta do Lago lake and sailing Centre plus many popular beach and bars are in walking distance of this villa. There are plenty of activities to do including Horse Riding, Karting, Numerous tennis clubs and Golf Courses just a short drive away.

Security Deposit
This villa is subject to a refundable ‘Damage Deposit’. This is a fixed amount of €1500 and is payable at least 6 weeks prior to arrival date.
Any damage caused to the property must be reported immediately and any damage cost will be deducted from your security deposit. Apart from obvious damages, the replacement costs of towels and linen which have been damaged during your stay will also be deducted from the damage deposit. Damages include makeup stains, stains deriving from sun tanning lotions etc
Following your departure, the Property Management Team will inspect the property and you will be informed of any issues identified. If no issues are detected, your security deposit will be returned in full within 10 business days.
Terms and Conditions
For all rentals, a securing deposit must be paid at the time of booking. This is 25% of the total booking value. All such deposits are non-refundable. The final balance is to be paid up until 12 weeks before arrival.
1.) Reservation process:
Booking is reserved upon receiving 25 % of the total amount to our designated client bank account. This amount has to be paid within 48 hours of having received our reservation confirmation; otherwise, your chosen property will be made available again to other holidaymakers during the specified dates.
2.) Booking confirmation:
Booking is confirmed upon receiving the balance of 75% of the total amount to our designated client bank account, payable latest 42 days (6 weeks) before arrival day or as stipulated on the booking form. Failure of paying the balance payment may result in the loss of your deposit payment and we will make the property available again for other holidaymakers at a reduced rate.
3.) Maximum allowance of people staying at any property:
2 Persons per bedroom is the maximum allowance of people staying at the property unless otherwise agreed. Should more than the maximum allowance of guests stay at the property at any time; we have the right to request the removal of the additional person(s) and charge additional fees for the extra person. Unless previously explicitly otherwise agreed, we do not accept groups of young people under the age of 25 years, bachelor parties, Weddings and other events that can cause more than reasonably expected wear and tear to the property.

- Only registered guests for the reservation may occupy the property at any time
- No events or parties can be held at any property unless authorised prior with written consent from Arcadia Luxury Villas
