Villa Piper is a spacious and modern 6 bedroom villa and is located in Pinhal Velho, within a 5-minute drive from the Vilamoura Marina and surrounded by some of the Algarve’s most renowned golf courses. Pinhal Velho is a small estate of luxury and modern villas.
OVERVIEW
This five-star villa has recently been refurbished and offers the highest standard of furniture, provides a light and bright ambient as soon as you walk in through the main door.
The entrance hall leads to a bright and spacious open plan lounge, kitchen and dining area. The sitting area is divided in two, where the first lounge area has plenty of sitting space and features a gas fireplace. The second sitting space is the TV area with a flat-screen TV with English and German channels. Both areas are spacious and comfortable with plenty of sitting space and beautifully decorated.
The adjacent kitchen is fully fitted with all modern conveniences including microwave, fridge/freezer, coffee maker and dishwasher and a breakfast area in the center island that seats up to 6 people.
Large glass windows allow sunlight to enter and create a light and bright environment. Sliding doors lead to the exterior and to the swimming pool.
Also on the ground floor is an office surrounded by glass windows, a guest cloakroom and 4 spacious en-suite guest bedrooms with fitted wardrobes. Bedroom one has twin beds and en-suite bathroom. Bedroom two has a double bed and an en-suite bathroom. Bedroom three has twin beds and en-suite bathroom. Bedroom four has a double bed and an en-suite bathroom.
The remaining two bedrooms are on the first floor. Bedroom five is a large master bedroom with double bed, TV, walk-in wardrobe, en-suite bathroom and doors to a terrace with beautiful views.

There is an entertainment area and features a football table, table tennis and another TV/play area. The laundry and storage room are located on the lower level.
The exterior area provides a peaceful setting with an infinity pool, heated upon request (extra fee), landscaped gardens, a BBQ and dining area perfect to enjoy the Algarvean hot summer evenings.
Villa Piper is located 25 minutes drive from Faro airport. Victoria Golf course and Vilamoura with its’s shops, bars and restaurants are a few minutes drive.

Security Deposit
This villa is subject to a refundable ‘Damage Deposit’. This is a fixed amount of €1500 and is payable at least 6 weeks prior to arrival date.
Any damage caused to the property must be reported immediately and any damage cost will be deducted from your security deposit. Apart from obvious damages, the replacement costs of towels and linen which have been damaged during your stay will also be deducted from the damage deposit. Damages include makeup stains, stains deriving from sun tanning lotions etc
Following your departure, the Property Management Team will inspect the property and you will be informed of any issues identified. If no issues are detected, your security deposit will be returned in full within 10 business days.
Terms and Conditions
For all rentals, a securing deposit must be paid at the time of booking. This is 25% of the total booking value. All such deposits are non-refundable. The final balance is to be paid up until 12 weeks before arrival.
1.) Reservation process:
Booking is reserved upon receiving 25 % of the total amount to our designated client bank account. This amount has to be paid within 48 hours of having received our reservation confirmation; otherwise, your chosen property will be made available again to other holidaymakers during the specified dates.
2.) Booking confirmation:
Booking is confirmed upon receiving the balance of 75% of the total amount to our designated client bank account, payable latest 42 days (6 weeks) before arrival day or as stipulated on the booking form. Failure of paying the balance payment may result in the loss of your deposit payment and we will make the property available again for other holidaymakers at a reduced rate.
3.) Maximum allowance of people staying at any property:
2 Persons per bedroom is the maximum allowance of people staying at the property unless otherwise agreed. Should more than the maximum allowance of guests stay at the property at any time; we have the right to request the removal of the additional person(s) and charge additional fees for the extra person. Unless previously explicitly otherwise agreed, we do not accept groups of young people under the age of 25 years, bachelor parties, Weddings and other events that can cause more than reasonably expected wear and tear to the property.

- Only registered guests for the reservation may occupy the property at any time
- No events or parties can be held at any property unless authorised prior with written consent from Arcadia Luxury Villas
